Acquisition Price:  $7 Million

Property Overview

Redwood Crest Apartments is located in an emerging neighborhood in Oakland, CA.  The property is within walking distance from Highland Hospital, one of the Bay Area’s largest employers. It is also a short distance to rapid transit.  The majority of the residents are Latino families. The area has seen a significant increase in commercial development, and a rise in the acquisition of multifamily properties by market rate developers. 

SCV Capital Improvements

  • Roof Upgradesreplaced the roofs of two of the four building

 

  • Deck Upgrades:  removed the dry rot wood from the decks

 

  • Electrical Upgrades: upgraded the wiring on the main electrical panel and subpanels.  Replaced the electrical outlets in the units

 

  • Plumbing Upgrades:  repaired damaged pipes in the crawl space

  • Green Upgrades:  installed energy efficient faucets and showerheads within the units.

Acquisition Price: $8.5 Million

Property Overview

40th Street Apartments is located in a rapidly gentrifying area of Oakland CA. New luxury apartments, new commercial development including restaurants, retail shopping, and coffee shops have developed within the last five years. The 40th Street apartment building is also within walking distance of a rapid transit station.
